"This Indenture, Made the 19th day of May in the year One thousand nine hundred and seventeen, between Lawrence T. Jones as Referee in the action hereinafter mentioned, of the City of Syracuse, in the County of Onondaga, New York, of the first part, and Clarence W. Sibson of the City of Syracuse, in the County of Onondaga, New York, of the second part, Whereas, At a Term of the Onondaga County Court of the State of New York, held at Syracuse, N.Y. on the 27th day of April, One thousand nine hundred and seventeen, it was, among other things, ordered, adjudged, and decreed by the said Court, in a certain action then pending in the said Court between William J. Trett as Plaintiff against Percy J. Dunford et al as Defendant, That all and singular the premises described in a certain mortgage executed by Percy J. Dunford and Mary A. Dunford to Clarance W. Sibson recorded in Onondaga County Clerk's Office in Liber 509 of Mortgages at page 125 &c., and being the same premises mentioned in the complaint in said action, and in said judgment described, or such part thereof as is sufficient to discharge the mortgage debt, the expenses of the sale and costs of said action, and which might be sold separately without material injury to the parties interested, be sold at public auction, according to law and practice of said court, by and under the direction of the said Lawrence T. Jones, who was appointed a Referee in said action, and to whom it was referred by the said judgment, among other things, to make such a sale, that the said be made in the County where the said mortgaged premises, or the greater part thereof, are situated...And Whereas The said Referee, in pursuance of the order and judgment of the said Court, did on the 19th day of May, One thousand nine hundred and seventeen, sell at public auction at the front door of the Court House in the City of Syracuse, in the County of Onondaga, NY the premises in the said order and judgment mentioned, due notice of the time and place of such sale being first given, pursuant to the said judgment; at which sale the premises hereinafter mentioned were fairly stuck off to the said party of the second part for the sum of TWELVE HUNDRED FORTY-FIVE DOLLARS ($1245.00) that being the highest sum bidden for the same...said sum of money...having been first duly paid by the said party of the second part...hath bargained and sold...grant and convey...all the right, title and interest which the said Percy J. Dunford and Mary A. Dunford, mortgagors aforesaid had at the time of the execution or recording of said mortgage, it being their interest in said premises which was so sold and is hereby conveyed in and to All that Tract of Parcel of Land, situate in the City of Syracuse, County of Onondaga, and State of New York, being part of lot 74 in the Town of Onondaga (now the City of Syracuse) more particularly described as Lots Nos. One, Two and Three of Block "B" of the Buckley Tract, according to a map...made by George E. Higgins, C.E. and filed in the Onondaga County Clerk's Office August 11, 1897....
